The property occupies the basement level of a listed, historic Victorian building and benefits from its own private entrance, completely separate from the main house above.

The flat comprises a fully equipped kitchen, clothes washing facilities, a single bedroom with a double bed, and a modern bathroom with shower, a futon that folds out to a small double bed in the kitchen. Bed linen is provided; towels are available upon request.

The flat is ideally situated for anyone visiting or working at the Edinburgh Festival Fringe. The centre of town, Arthur's Seat, and the city's primary attractions are all within walking distance. A bus stop serving the entire city is located immediately outside the property.

A patio area immediately outside the front of the flat is available for your use — perfect for warm August evenings. Please note that the garden is reserved for the private use of the owners and is not available to guests.

The flat sits beneath the private home of my parents, who will be in residence during your stay. We are looking for a considerate individual or couple who will respect a quiet household — the property is not suitable for parties or late-night gatherings.

The property is secure with a CCTV system in operation.

Availability: The flat is available for the full month of August only and is preferably not available for shorter stays. The rate is £3,000 for the month. Exceptional circumstances considered — please enquire.
