Suitable for couple/family/2 unrelated friends sharing (students fine) - tenancy agreement with 1 or 2 names max.

Please note I am not renting out by the room, but the whole property, so you need to have a friend to buddy up and share with that you're happy with. I can pass on links to other people that have shown interest for you to get in touch with if you like though.
You can either be wholly responsible for the agreement and have just your name on it and then you can sublet a room to one other person, OR you can both be joint tenancy holders with both your names on the single agreement and jointly responsible.

TRANSPORT:
Equidistant 5-10min cycle to St Werbs, North end of Gloucester Rd, UWE and Southmead Hospital but also on many bus routes. (Filton Abbeywood is nearest train station- a 20min walk and the new Ashley Hill Train Station is about the same distance but towards centre of town.)
BILLS:
Rent does not include bills. You would be responsible for these yourself as per standard tenancy although happy to add internet to rent and have this included as its a standing charge.
Per month they are currently:
Council tax - £167.50 (band B) - exempt if full time students
Water - £50
Gas and electricity £40 (summer)- £90 (winter) for 2 ppl.

THE ROOMS:
1 x Master double with a queen bed, spacious built in wardrobe and desk and chair can be taken from living room if needed (afternoon sun)
1 x Double with sturdy double bed, wardrobe and shelves (garden side where the sun rises so bright early morning light and also gorgeous afternoon reflection of the sunset on a bright gold/copper-speckled tree view)
1 x Single room with wardrobe, a desk and optional custom single bed
All painted and carpeted between 2-3 years ago so all still nice and fresh.
THE HOUSE:
Only 4 years old kitchen, boiler, heating system, electrics, double glaze windows, roof and loft insulation so all fresh and cosy.
Living room is even more recently redecorated, about 2 yrs ago. There might still be a piano if you're into playing the old ivories but will eventually be removed/or asap if you'd rather it out the way.
Hallways and stairs just redecorated Dec 2025.
Bathroom only outstanding bit yet to be refitted so a little dated but functions just fine. There may be a little renovation on the way to smarten this up at some point. Will always try to minimise disruption and if possible, arrange anything like this when you're away etc/between tenancies.
1 x off-street private parking space but under a dodgy tree that has lost big branches on windy days over the years so I do not recommend using this, it is completely at your own risk. Plenty on-street parking on the mews for free though.
Quiet gardens both front and back with plenty of growing space ready for the green-fingered to add to the well established herb garden. Fence is getting fixed around Feb 2026.
Garage off limits.
THE AREA:
Private and quiet cul de sac with nice neighbours and community. Local square with a small Morrisons, corner shop, Chinese, fish and chippie, plus library and community hub, nursery, baby bounce etc. Excellent new secondary school Trinity Academy nearby (Cathedrals Schools Trust), Lockleaze Sports Centre, Cheswick Village, the Vench Adventure Playground etc. Fast developing surrounding area so more amenities on the way but you need to travel to Cheswick Village for a bigger shop (Coop) or Muller Road for Lidl/Aldi or the big Tesco by the m32 roundabout. (On the other hand, it's a 4 min jog and you're in Stoke Park i. e. Purdown. I’ve always had veg boxes and milk deliveries!)
ME:
I've been a live in landlord with lodgers for many years but have moved into my partners house and this is now on a Buy to Let mortgage so this will be a standard tenancy agreement moving forward. I live with my partner who is a handyman 10minutes away so we will handle repairs etc promptly and with care. There is a couple temporarily lodging and they are aware of the plan on a rolling weekly agreement so I just need to give them 7 days notice once I find the right tenants and we have sorted all paperwork. So maybe 2 or 3 weeks lead time before u can move in.
YOU:
Preferably mature professionals who are tidy, considerate, respectful and aware of neighbours but will consider studious sensible students who are not interested in or past the house partying stage. Need to be careful with locking doors properly as they have to be locked from the inside and out so not as intuitive as slamming and leaving behind you. Similarly, need to be mindful not to leave windows open and unlocked when you leave the house - all that sort of sensible stuff. Good communication is key - letting us know of any issues ASAP so we can get them investigated and sorted so as to prevent damage.
Non-smoking preferred or at least definitely not in the house please, nor daily/hardcore boozing please.
NEIGHBOURS:
Lovely middle-aged/older gent next door and family on the other side.
DAMP AND MOULD PREVENTION REQUEST:
Please be folk that understand that Bristol is a damp city with DAILY ventilation and airing required, ideally first thing, particularly in the winter. That sleeping with the window ajar is best, or else daily "burping" of rooms to allow fresh air in before the heating goes on is necessary (so that then you have nice fresh damp-free air to warm) and this will prevent damp and mould (and keep your lungs healthy and happy!). Also, that condensation build up on windows (and walls) should be WIPED away as THAT is what creates mould if left.
Similarly with laundry, ideally you're someone that likes to get their washing out on the line in the sunny garden early morns or if you need to hang it inside, then again, to make sure the window is open and door to that room shut till it's dry.
Showers - please keep windows ajar rather than creating a sauna hot box experience and ventilate after as well (with door closed to prevent steam spreading into the house).
Cooking - please open the kitchen window if the steam/smoke is more than the cooker hood can handle rather than letting the kitchen doors and windows steam up. And please shut the kitchen door to prevent moisture (and cooking smells?) from flooding the house.
Standard bits:
Deposit will be in safety deposit scheme.
I will need British passport copies or share code as proof you are eligible to rent in the UK.
EPC energy rating D. The certificate is from before i bought the place but I've since gutted it with new boiler, plumbing, electrics, insulation in the loft, top energy efficiency appliances and light bulbs so in reality likely higher but it's valid for 10 years so I don't need to renew it till 2029.
Gas safety certificate etc all completed annually and electrics EICR just passed the 5 year installation check.
