Hey, I’m looking for someone to take over my part of a joint tenancy in a 1-bed flat.

Just to clarify – this isn’t a typical room let, you’d be replacing me on the contract and joining the tenancy properly through the agency.

Also just so it’s clear layout-wise – it’s a 1-bed flat but set up for two people, so the living room is currently used as a second bedroom. The spaces are separate though, so you still have your own room and privacy.

The room itself is bright, quiet and has loads of built-in storage. It’s on the calmer side of the building, overlooking a small road, gardens and the back of shops, so no street noise.

You’d be sharing with one other person (female, early 30s, works in an office in central London). She’s really easy to live with – clean, respectful and mostly keeps to herself (you honestly won’t notice she’s around most of the time). Loves travelling and baking.

The flat is small and simple but works well for two people. There’s also a bit of extra space you can use for a desk or just storage.

The landlord is really nice and helpful – he has a coffee shop nearby so he’s around if anything’s needed. He mainly just wants reliable, clean tenants and doesn’t keep increasing the rent, which is rare.

📍 Location is probably the best part:
- Northern line station literally 3 mins walk
- King’s Cross ~20 mins
- Oxford Street ~25 mins
- Thameslink trains about 10 mins walk
- Bus to Marylebone ~40 mins
- Easy airport access: ~1h to Stansted and ~40 mins to Luton (National Express stop 2 tube stops away or ~8 mins on bus 83)

Everything you need is close by:
- Tesco Express, Sainsbury’s, post office + pharmacy all ~3 mins walk
- Brent Cross shopping centre about 15 mins walk

It’s a good fit if you don’t want a busy houseshare and prefer something quieter and more low-key.

The agency is happy to do the swap so it’s all straightforward.
