Decent sized room available in friendly, mature, clean (ish) flat with two other friendly, normal, 29 year old professionals.

Hi, I’m James, 29 years old and I’ve lived in the flat for over 6 years and absolutely love it. The landlord Will is very reasonable - he appreciates good tenants over ££££ - loads of people have come and gone over the years but I’m currently living with Zack who’s a classical music genius American dude, as well as a stellar bloke.

It’s an ex-council block so isn’t pretty on the outside, but the property inside is well maintained. I’ve never seen a mouse/rat (thank christ) and being on the top floor, it’s very safe. Nothing much goes wrong with the place, touch wood, but if it does it usually gets sorted pretty quickly. Location is perfect, being only 10 minutes walk from Clapham Junction station and 7 minutes from Wandsworth Town.

I work for a dog food startup in Shepherd’s Bush as a commercial manager, work out, run marathons, watch TV and play rugby in the winter and cricket in the summer.

I tend to go to the office most days, and I usually spend up to weeks on end at my partner’s house down in Clapham so am not really about that much. Honestly, I’m usually out working / doing sport / seeing friends so I don’t actually spend that much time in the flat. It’s a good place to come home to. I’m pretty clean - not anal but tidy - and expect tenants to be clean too.

Whilst I’m a sociable chap, I am, to be honest, incredibly busy with everything else in my life so I’m not going to be about to socialise or hang out all that much - I’m not looking for a new best friend or a new addition to a party house. I’m sorry, but best to be up front! Most certainly *not* a party house, so if that’s what you’re looking for, on yer bike! That said, when I am around I am v good craic, very chill, funny, friendly and supportive.

You’re a young professional with a good, secure job. Ideally you’ve got a bit of disposable income in case we need a cleaner / bills get a bit crazy what with the war and that.

You pay your bills on time & in full and are honest with money.

You take a good deal of pride & proactivity around cleaning:

- None of this ‘leaving it in the sink to soak’ or passive aggressively leaving the dishwasher for someone else to empty.
- If you use something, it’s not for others to put in the dishwasher.
- If you’ve used the dishwasher / bin / recycling, please do your bit and unstack it / take them out.
- Just be clean-ish, it’s not that hard!

Zack & I are both nearly 30, we’re well past the student-halls days!

Take out the bins, put rubbish away, sweep the floor occasionally, give stuff a wipe down occasionally, clean up after yourself after cooking and you’ll be grand. Just don’t be a knob!

Smoking absolutely fine as long as you do it outside.

Bills are honestly so good, Wandsworth Council Tax is the lowest in the country at £75.00, Electricity is £27.00 and Gas/Electric is about £90, so it comes to about £60-£80 per month. Every 6 months we’re charged for water too, so you have to put a bit aside every month. Usually about £120 every 6 months.

Rent super reasonable given the location & demand for rooms in SW London.

This price is locked in for another two years as well (told you Landlord was a good lad) so you won’t have any crazy unexpected rises.

Tbh Zack & I may move out about this time in 2027 to live with our partners, but you’re more than welcome to take over the reins as main tenant and keep the legacy going.
