Hi there,

We have 2 double rooms available in the ever-popular Haringey area (Rutland Gardens) in a friendly shared terraced house with a garden and on-street parking. The rooms are available now.

The house is located on a quiet residential street, while all amenities are practically on your doorstep. Within a few minutes’ walk you’ll find a 24-hour Sainsbury’s, Tesco, Iceland, many local grocery shops and numerous Turkish supermarkets open late or 24 hours. There are also plenty of lovely cafés, restaurants and bars nearby, so you will never run out of places to eat or socialise.

Finsbury Park, with its free outdoor gym, is only a 5-minute walk away and is perfect for running, walking or relaxing. There are also several local gyms nearby. Wood Green Shopping Centre is around 10 minutes by bus, while the shopping area around Harringay Arena is only a 2-minute walk away.

Transport links to Central London are excellent. The nearest tube station is approximately a 7–10 minute walk away, with easy access to the Victoria and Piccadilly lines (both running Night Tube services on Fridays and Saturdays). There are also many bus routes nearby including 29, 141, 253, 254, 279, 310 and 341, as well as night buses.

About the house:
Currently, there are 2 females and 1 male living in the property, all working professionals originally from Ukraine, Spain and Albania. We are friendly, respectful and considerate flatmates looking for somebody similar — clean, tidy and easy to live with.

A calm and respectful atmosphere in the house is very important to us. We are looking for someone who respects other people’s privacy, cleans up after themselves, keeps noise to a minimum and is generally considerate. We kindly ask that tenants avoid loudspeaker calls in shared parts and slamming doors.

House rules include:
• No smoking inside the house (smoking is only permitted outside)
• Following the shared cleaning rota
• Contributing towards communal cleaning products every 3 months (approximately £1 per month)

The house itself is spacious and comfortable, and there are many days when you may hardly see anyone. There is a large kitchen with plenty of cupboard space, a separate living room with a sofa, armchair and dining table, two fridges, a fairly new combi boiler, reliable heating and constant hot water. Most windows were replaced in recent years and are double glazed.

There are two bathrooms:
• One main bathroom with a bathtub
• One additional shower room (not using it really)
• A separate WC on the ground floor

We also have a small private rear garden, which is lovely in summer and useful for drying laundry.

About the rooms:
The rooms are situated on the ground floor. The larger room benefits from a bright front-facing bay window with plenty of natural light. The smaller room has a garden/side view. The rooms come furnished with:
• Double bed and comfortable mattress
• Wardrobe
• Chest of drawers
• Desk and chair
• Shelving unit
• Mirror (the large room only)

Rent:
£880 and £780 per month inclusive of bills.

Please note:
Gas and electricity are included up to £85 per person per month. In the unlikely event that usage exceeds this amount during winter (which has not happened so far), any additional cost would be shared between tenants.

If you watch live TV or BBC programmes on your phone/laptop, you would need to arrange your own TV licence.

Move-in costs:
• 1 month’s rent in advance
• 1 month’s deposit which is your rent as the final month payment

Minimum stay is 3 months, although short lets may also be considered at a slightly higher rate.

One month’s notice is required before moving out.

To reserve the room, a £100 holding deposit is required (receipt provided). This amount will then be deducted from the remaining balance due on move-in day.

Professionals and students preferred.

Please also note:
There is a restaurant next door, so occasionally you may hear brief noise late in the evening when rubbish is taken out, or early morning food deliveries around 7am.
