The room:
For rent is a spacious double room that gets loads of natural light. It's the room pictured with the red rug, blue feature wall and white walls. It comes fully furnished with:

- It has a large open plan living room/ dinning area/ kitchen area (with washing machine, oven, hobs, fridge, freezer and dishwasher ) which lets in floods of natural light in the morning.
- The landing has bike storage, shoe storage and coat hooks.
- The bathroom is new and has a vanity unit, basin, bath, shower and toilet.
- Free on street parking.
- A 5 minute walk from three large parks (Maryon Wilson Park, Maryon Park, Charlton Park.). Maryon Park has a free tennis court while Maryon Wilson Park has a petting zoo!

Live in landlord details/ the situation:
Hi I'm George and me and my girlfriend Kat own the flat. We're both early 30's, I (George) work as a teacher and Kat as a doctor in the NHS. A change of circumstances means that Kat needs to move out of London for work for 7 months so we've decided to rent out the spare room. Although I (George) will be the predominant flat mate, Kat will be back over weekends, so please be aware that at times there will be 3 people living here. We would consider multiple short term lets over this period, although it would be preferable to have one person over this time frame.
My interests include:
- coding
- rock climbing
- watching films
- having a few pints in a pub with friends
- cooking
- travelling
Who we're looking for?
- No gender preference
- Would accommodate LGBTQ+ persons.
- Preferably a young professional (21-40 years old). in a stable job to keep up monthly rent.
- Someone who cleans up after themselves in communal areas such as the kitchen and bathroom.
- Someone who is friendly and approachable. That is in equal parts happy to socialise or keep themselves to themselves.
Rules:
- We don't mind vaping in the house but if you smoke please smoke outside and not in the flat.
- No loud music past 19:00 as we live on a quiet residential road with families.
- Not a party flat, although having a few drinks and chilling is fine.
- Please check with us if you want friends over.
- Shoes off downstairs (as we have natural fibre carpets in the halls which easily stains).
- Keep the flat tidy.
