25 minute walk from PLAB /UKMLA Common Stations
The room is in my gorgeous three-bedroom, one-bathroom end-of-terrace house. Conveniently located in a quiet cul-de-sac, Queens Hospital and Romford are near as well.
- Rent: 900£ pcm (council tax band C) all bills included: gas, electricity, Wi-Fi, water, council tax (Band C), fortnightly cleaner
- Holding Deposit: 200 £ which will go against the rent

-Includes: bed linen, towels, shower soaps, conditioner, use of everything in the kitchen (smoother, cutlery, plates, tappers, etc.), Netflix with your account, Aircon, hairdryer, all utilities (Wifi +extension), hand luggage to travel to the Exam location.
This is not the first time I have hosted a student preparing for the UKMLA/PLAB exam, and so far, it has worked really well for both the students and me—see comments below.
Rent is monthly. I can consider weekly if you stay more than 1 month. We will sign a Lodger Agreement for peace of heart.
Being a female and a mature student, I prefer female students, but I can consider males.
QUIET DOUBLE-SIZE BEDROOM overlooking the garden with an EVE Which? recommended mattress and bedside tables. The desk and chair in the extension have been moved into the room, providing a comfortable study space. Wi-Fi, wardrobe, laundry basket, bin, lamp, kettle, hairdryer, and hot/cold Daikin AIRCON are all provided for your comfort. Bed linen and towels are also provided, but you can bring your own if you prefer. No cats are allowed in your room unless you want to, and I can help you choose the appropriate match.
We will share the BATHROOM, which has been recently renovated and has a lovely walk-in shower. There is also a bidet/Muslim shower. You are welcome to use shampoo and shower soaps.
The KITCHENarea has a table that can seat 4 people, a 5-burner hob, an oven, a dishwasher, a frost-free fridge/freezer, a microwave, granite worktops, and a door opening up onto an extension that leads to the back garden. You are welcome to eat at the table; there is no need to stay all the time in the room unless you want to.
Large LIVING ROOM with the sitting/TV area to the front and the dining area. The room’s furnished with one three-seater sofa and, a cuddler with footstool, a smart TV with Netflix; I will create your profile. It is a nice area, big enough to practice yoga comfortably.
EXTENSION: There is a tumble dryer, wash machine, and standing freezer. If you pre-cook and freeze, there is space for your ready dishes. I can add a small table for you to eat or study, or, it can be used as a small relaxation, yoga, meditation or prayer room. There is also a cold/hot Daikin air conditioner there.
GARDEN with outside dining, a chill-out area, a BBQ, and a small shed to KEEP YOUR BIKE.
LOCATION: Near PLAB Academy, the house is around a 13/15 minute walk from Harold Hill Train station, connected to the Elizabeth Line (40 minutes to Tottenham Court Road). Heathrow Airport can be reached via Elisabeth Line, Stansted and Gatwick via cab or Elisabeth Line, changing at Liv Street. There’s a large Tesco, B&Q and other retailers in 15 min walk. Tesco is on the way to the PLAB. Romford and Queen’s Hospital is easy to reach via bus, train or walk. The area boasts access to many parks and local green spaces, including the Harold Wood Park, perfect for morning walks, Central Park and Upminster Park.
ABOUT ME: You will be living with me, a psychotherapist, and four cats, two of which are mine and the other two I am hosting, so being an animal lover is essential. One cat works well as a morning alarm clock. I am also allergic to cats, so I keep dust and fur at a minimum. I use a small studio upstairs where I work only online. I am not fussy about food, but I don't like strong smells like deep fried dishes, grilled sausages, etc. Spices and herbs are ok! I am vegan and vegetarian-friendly and sometimes enjoy sharing/exchanging dishes.
People describe me as friendly, clean, and organized. I respect and am happy to accommodate spaces and calm times for spiritual/religious needs.
I am a student, too, and I value a peaceful environment, mutual respect, and tidiness. Be aware: I do not tolerate heavy drinkers.

'Vanessa is a wonderful and warm hearted person and I had the best time with her and her very cute cats. I stayed with her for about 2 months while preparing for PLAB 2 exam and everything was very peaceful and made for a quiet and conducive environment for studying. The room itself was spacious, comfortable and extremely clean along with the rest of the house. It’s also close to Common Stations academy( 25 min walk) and very close to Tesco superstore as well as the Tube Station which takes you directly to central London. I’m very happy with my decision to have stayed there during my study period.'
