I am advertising one of the spare rooms in my 4-bedroom detached house in Rawdon, West Yorkshire. The room is furnished with a double bed, dressing table and wardrobe and has lovely views. The house is situated on a private road with a private driveway and has a large garden and garage (currently used as a gym and storage space). Rent is £400.00 per month, to be paid one month in advance on the first of every month, and the minimum tenancy is one month with two months' notice required if choosing to leave. The rent includes all bills (water, energy etc.), as well as access to unlimited WiFi and Netflix, Amazon Prime, hayu and NOW TV Entertainment, as well as regular television programming. The living areas include a dining room, lounge, and kitchen/diner, and would all be open to the lodger to use. The only additional costs to the stated rent are contributions to shared items such as toilet paper, kitchen paper, cleaning products and washing powder - my previous system has been to alternate responsibility for buying these items between myself and the lodger.

The prospective lodger would share a bathroom with another tenant, my 16 year-old brother, Taran. The bathroom consists of a separated bath and shower, a toilet and a large sink.

As there is an under-18 living in the house I am likely to complete an enhanced check with the Disclosure and Barring Service on any prospective tenant - this is not something you would have to pay for and just a precautionary measure for my peace of mind.

I am a twenty year-old live-in landlord who mainly spends her time cooking, reading and watching good TV. I'm also an active member of the Women's Equality Party and attend regular branch meetings. My brother, Taran, attends the local school Monday to Friday and when at home mainly plays video games and listens to music in his room. He is respectful and polite and is familiar with sharing his home with lodgers. He likes boxing and computer science and is studying the latter at school. We look forward to sharing our home with someone respectful, kind and well-humoured, as well as to making a new friend :)
