I'm a 37 year old location independent business owner/finance professional. So I spend most of my time travelling outside the UK, which is why I’m offering 2 room(s) out to lodgers in my 3 bedroom home.

You’ll have the entire place to yourself most of the time. I am usually only there 3 months a year (maximum!).

Fit between prospective tenants is important to me, I am therefore looking to meet a fair few people before making my decision, so please be patient. I will respond to everyone, successful or not.

I’m friendly, clean, and responsible, and would like those who move in to be so as well, as this is my home. I enjoy hard work and reward, go to the gym on a regular basis, and like road trips & travelling in my spare time.

No smokers, pets, couples, children or under 21’s please.

Location:

The house is in a great location, and it was my favourite selling point when I bought it. It’s right next to Tothill Park, which has playing fields, exercise equipment, football pitches, a playground, bowling green, benches, & tennis courts. There is also a cycle path to Saltram Park, a National Trust site, and a gym 15 mins walk away. Plenty of places to run and exercise outside.

It has 2 local Co-Op supermarkets, a bus stop, a Boots/pharmacy within 2-3 min walk, a Tesco/Sainsburys within 15 min walk, and a large Morrisons 25 mins walk/7 mins drive away. The city centre is 20 mins walk, the coach station 25 mins, and the train station 30 mins. These times can all be reduced by using the bus routes no. 24 & 807. Perfect for someone who’s looking for a balance between urban and suburban life.

There is also a community centre and plenty of takeaways/local shops/a pub within walking distance.

Room 1: AVAILABLE - FURNISHED

Is a carpeted double room facing South decorated in light colours. It is currently furnished with a double bed, 2 wardrobes, and an ottoman. It has a radiator, light, smoke detector, and plenty of plug sockets. The door is lockable and comes with its own key. The photos here are in both a furnished and unfurnished state, but the room comes fully furnished.

Room 2: AVAILABLE - FURNISHED

Is a laminated double room facing North decorated in light colours. It has a built in, floor to ceiling, large 3-door/compartment wadrobe. It is currently furnished with a double bed and an ottoman. It has a radiator, light, smoke detector, and plenty of plug sockets. The door is lockable and comes with its own key.

House:

The house itself has three bedrooms, an airing cupboard/landing, a shared bathroom, large open plan connected living & dining room, with serving hatch/pass-through to the kitchen. It also has a lower floor basement & garage, perfect for airing clothes, storing bikes/a small car. NB: The desk in the dining room will not be there when you move in.

Outside there is a large paved garden at the back, and a small gravelled garden and narrow (1920’s) driveway at the front.

The house has recently been refreshed and redeocrated in light & neutral colours, and has a lovely homely feel to it. Must be visited, as I don’t think the pictures do it justice. The bay window on a sunny day is especially nice. There has also been a new boiler, new electrics, and some new floors/furnishings, as well as a totally new paint job.

The kitchen includes all white goods, i. e. washing machine, fridge, cooker, microwave etc. The bathoom includes a shower, basin, and toilet. There is TalkTalk fibre broadband throughout, & TV (Chromecast - no TV licence).

There is an alarm system and external security cameras at the front and rear of the property. There are smoke detectors fitted throughout the property, and carbon monoxide detectors in the kitchen and basement. All shared appliances have been PAT tested and the property has both electrical & boiler safety certificates.

Parking:

There is free on road public parking and the driveway & garage have space for 1 car each, but they are quite narrow; I park my car on the street to save any hassle.

Cleaning:

Lodgers are expected to keep the place clean and tidy. There is also a gardener and window cleaner who come periodically.

Price:

The rent per room is £599 per month including all bills. It is payable 1 month in advance and a deposit of £599 is also required upfront.
