Student room available now: One room sharing a house with male postgrad medic off Charter Ave. I'm starting at Warwick Uni in September.
Just off Charter Ave, on Freeburn Causeway CV4 8FQ. Uni is easily walkable (6 mins to Westwood building, 35 mins to Medical school). The neighbours are mainly families. There is permit parking onstreet (additional cost <£210pa) and other bills are included. There is good mobile signal through the house.
The room is for one person, and furnished with much of the furniture you see in the photos, but this could be removed if unwanted. There is enough furniture that it's ready to move in to: Currently there is one fullsize wardrobe, a chest of draws and a small wardrobe. There is a proper (not tiny) desk, with sun all day and views over gardens.
The house I would describe as clean-but-not-designer. Everything works and but it was owned by a family until recently so it's got some rough edges, eg in the kitchen. There is a washer-dryer, and kitchen with hob, oven microwave all ready. There is a large sunny garden, the bathroom has a shower as well as a bath.
The bedroom is for your exclusive use. You're sharing the rest of the house with one other housemate, I'm a 40 year old mature student. I'm often back with my family at weekends and home during the week, so some nights I'm home but the room would also suit someone who just wants a quiet place to crash. I think I'm reasonably chill overall, but someone tidy who doesn't party much would be most welcome. I like hiking and swimming and outdoor activities, and work as a part time instructor teaching school groups or on challenges like the Three Peaks Challenge.

-Canley rail station is 20 mins (1 mile) walk away.

Please, no smokers or pets. I'm looking for £500 per month for single occupancy including bills (Internet, Gas, Electric, Water). Only extras to consider would be TV licence (if you want one, there's no TV here currently). Monday-Friday only at £450 per month.
A deposit of one month's rent is required, and returned on departure providing all keys are returned and the room is left tidy.
Council tax not due, as it's a student house.
